Our clients, a prominent landlord based in the Chelsea/Knightsbridge area are looking to bring in an experienced residential lettings property manager to handle the ongoing maintenance of the company’s AST portfolio. This is a highly sought after role and an opportunity to join a fantastic company with an excellent reputation in the industry.

The primary purpose of the role is to take responsibility for the ongoing and reactive maintenance of the lettings portfolio to include:

  • Reactive repairs whilst tenants are in occupation and to also be responsible for managing the redecoration of these properties once a tenant has vacated. The redecorations must be dealt with in a timely manner in order to minimize the void periods.
  • To meet the overriding objective which is to enhance value in the long-term, keep the AST portfolio in good repair and to minimize void periods.
  • To meet this objective the Lettings Property Manager will be expected to direct, control and co-ordinate the Estate’s contractors ensuring the highest standards are achieved balanced with securing value for money in all activities. In so doing, to always further the business interests and reputation of the estate

Within this position personal presentation, articulate communication skills and strong technical knowledge are imperative as the portfolio you will be responsible for includes some of the most striking and prestigious residential properties in London.

Key Tasks:

  • Ensure that all properties within the portfolio have an annual gas safety inspection carried out in order to comply with legal requirements and to keep the gas safety records up to date.
  • As and when necessary, liaise with tenants in order to address queries and concerns and to contribute towards providing a high level of customer service.
  • To ensure that Estate complies with its statutory responsibilities including health and safety with regard to any tasks arranged by the Property Manager.
  • To arrange an inspection of soon to be vacated properties in conjunction with the Assistant Lettings Manager so as to agree what works are required before the marketing of the property.
  • Arrange for the redecoration where necessary, any minor repairs and cleaning of the vacant properties to ensure that they are put on the market in immaculate order.
  • Manage contractors in relation to the mainly internal redecoration of the Estate’s AST portfolio ensuring that their work is to the required standard, that they work within the agreed timeframe and that the Estate receives value for money.
