Commercial Property Manager – Central London Office Portfolio

Salary is up to £55,000 per annum plus bonus, pension and benefits.

An exciting opportunity has arisen to join a prestigious £bn Development & Investment company, as a Portfolio Manager. You will manage a selection of substantial office buildings in the Property Management division with the aim of providing high quality, effective and efficient services to their occupiers.

You will be accountable for service charges, licences for alteration, tenant liaison, meetings and insurance claims whilst working closely with the Asset Management team supporting strategy.

In addition you will have oversight of the site managers in delivering the facilities management.

Day to day responsibilities include:

  • Manage site-based managers, assessing skills and capabilities, ensuring individual personal development plans are in place including training and any coaching required. Participate in recruitment where needed.
  • Be accountable for all property management aspects including service charges, licences for alteration, tenant liaison and meetings, tenant handbooks, insurance claims. Work closely with Asset Management to support the building’s Asset Strategy
  • Be accountable for all facilities management functions including hard and soft services, services procurement, sustainability performance and Life Cycle Management plans for the portfolio.
  • Support overall financial performance of the portfolio including management of service charges, non-recoverable costs, approval of invoices within delegated limits and budgetary authority. Liaise with Finance to ensure rent and service charge collection is on time, follow up where required with occupiers in conjunction with Finance and Asset Management. Manage service charge budget reporting and reconciliation process
  • Support the development and implementation of a Quality Management System for property and facilities management activities to achieve best practice, compliance, security and occupant satisfaction. This includes the review of existing operational procedures and creation of new procedures where required.
  • Oversee and monitor the non-managed portfolio, building relationships with external managing agents, suppliers and key occupiers as required to ensure operational delivery is effective.
