We are looking for an experienced Property Manager to join one of the most prestigious Landlords in London on a 6 month maternity cover contract. Although it is a property management role the day to day duties will take more of a project management focus. You would be required to plan and execute the minor refurbishment of all the companies vacant properties in the market let portfolio.
They need someone who has extensive experience in AST property management for an established brand in the central London market. An extremely high level of customer service is required when dealing with properties and clientele of this level.
Along with AST management they are looking for someone with project management /refurbishment experience in order to slot right into the role. You would be expected to oversee and manage all refurbishment, ensuring high quality at the best value while minimising the void time between tenancy’s.
Day to day activities will include:
- Responsibility for supervising and supporting the management and administration of reactive maintenance requirements across the AST portfolio, receiving and responding appropriately to issues as they arise and dealing effectively with the consequences
- Drawing up the schedule of works and finishing schedules required for the contractors
- Acting as or responsible for instructing the appropriate Principal Designer under the CDM 2015 regulations on a project by project basis
- Inspecting and signing off the completed works and arranging for the property to be professionally cleaned in advance of the property valuation
- Ensuring compliance and record keeping for requirements under the Housing Act 1988 ( as amended in 1996 & 2004) relating to Gas, Electric installations, Smoke and Carbon Monoxide detection and other items that arise as a result of legislative changes
The successful candidate will need:
- The ability to work independently with little supervision over tasks
- Excellent written and oral communication required
- Good understanding of budgeting and expenditure
- Strong Leadership skills
- To manage own deadlines and those of third party service providers
