Senior Development Director – Client-side portfolio development
Location: London

Remuneration: £100,000 – £130,000 + Benefits package + Bonus

Our client, an established retailer with over 100 years of successful trading, are looking to bring into their London team a Senior Development Director to oversee their wider commercial assets. Due to the nature of their business, they have established a commercial property portfolio in addition to strategic land holdings over the years and it is the intention of the business to generate further income from said assets. To achieve this, they are looking to hire a Senior Development Director who lead the full inception to completion development process in addition to giving wider real estate, property and development advice to the business.

Role:

Reporting into the board, the Senior Development Director will lead the development pipeline from initial viability and appraisal through to completion. They are looking for an exceptional character who has exposure to delivering schemes of circa £5 million – £20 million ideally within the hotel, leisure, residential PRS, or retail mixed-use sector. Additional experience within pre-let, marketing, and sales agreements and in-depth property knowledge would be beneficial in the position.

Key elements of the role will include but are not limited to:

  • Viability and feasibility studies of sites.
  • Planning development appraisals for residential, commercial and mixed-use development where required.
  • Good understanding of development issues including construction procurement, affordable housing, CIL and planning agreements, daylight sunlight surveys, geotechnical matters, and development constraints.
  • Oversee the preparation and submission of planning applications.
  • Secure planning consents within budget and programme.
  • Select, appoint and manage a range of external professional teams, including main and sub-contractors when required and oversee the onsite development.
  • Managing project finance to ensure project spending is within budget.
  • Deliver monthly financial reports to the board.
  • Delivery of projects to the agreed budget, standard and programme.
  • Property investment valuation, legal development agreements, professional fee appointments.
  • Providing strategic advice on different forms of delivery structures including development agreements and joint ventures.

Requirements:

  • MRICS preferable with a degree in Real Estate, Project Management or property related field
  • Circa 10+ years’ experience negotiating and managing schemes between £5 million and £20 million within a consultancy or development company
  • Preferably sector experience to include residential, mixed-use commercial, hotel and leisure with additional benefits if this is within a retail base setting.
  • A good working knowledge of standard forms of development contracts and consultancy agreements with the ability to take ownership of a project and value-add to the development process.
  • Ability to strike rapport with internal and external stakeholders and have excellent planning and prioritising skills.
  • Good agency and professional consultant contacts.
