Development Director

£85,000 – £95,000 plus attractive benefits and bonus package

Based Greater Manchester

This is an excellent opportunity for a proven Development Director to lead regional projects through the full development cycle from inception through to completion/investment purchase.

The appointed Development Director will be responsible for the following duties:

  • Liaise with landowners, agents, local authorities to identify suitable sites and opportunities for development
  • Lead the assessment of future opportunities and oversee acquisition appraisals and feasibility
  • Lead the negotiations and transaction process to secure development opportunities
  • Co-ordinate the appointment of advisers and consultants as required to support the development
  • Provide leadership and ensure effective working arrangements within the development team and particularly with other development partners
  • Undertake due diligence on development opportunities including more detailed site investigations, title reviews, demand studies etc
  • For public sector procurement opportunities lead the bidding and dialogue process with clients and negotiate the development agreement
  • Working with the design team and contractor, support the planning application process where relevant, ensuring effective liaison with key stakeholders and ensuring that all relevant consents are secured and all planning obligations discharged
  • Identify and provide all necessary technical information and work with finance colleagues to secure funding process for developments
  • Prepare board papers and secure approvals for pursuing relevant opportunities and entering into relevant development agreements/contracts/acquisitions
  • Lead the procurement of the contractor(s) to build the development ensuring that contractual and management arrangements are in place to secure good value for money and maintain tight control of costs
  • Ensure effective transition to the build phase and provide effective liaison through to completion/disposal by maintaining effective working relationships with employer’s agent, contractors, funders and where relevant ultimate purchasers

The appointed Development Director will possess significant Property Development experience ideally with a strong focus on residential. Clientside experience with either a Developer, Developer-Contractor or Investment House is essential. Applicants with experience in large regeneration developments and/or the Build to Rent sector are encouraged to apply. You must also be able to demonstrate specific experience of site acquisition and due diligence with a superb network of contacts across the North West and Midlands.
