Operations Manager

£60,000-£80,000
Our client is an asset management and property development company who owns and manages over 1,000 residential and commercial properties across the UK with a further 200 under construction. Since the beginning of 2015, the business has invested over £50 million into assets.
They are now seeking an Operations Manager to support the office of 9 people. The team is made up of bright, ambitious and competitive individuals with a real interest in the property sector.
The main responsibilities include, but are not limited to:
- Operations – Full responsibility for the day to day operations of developments.
- Utilities – Working with all service providers to ensure excellent service and value for money.
- Marketing – Responsible for the development marketing for each development alongside the selling agent.
- HR & Management – Daily oversight of the team alongside the office manager. Responsible for staff recruitment, training, payroll and assisting the FD with HR. Attracting, motivating, and developing team members for high performance.
- Disposals / Sales – All aspects of disposals. Ensuring we have agents in each area handling our sales effectively. Development and delivery of overall sales strategy. Analysing yield and making decisions on the most effective way to maintain income from portfolios, whilst generating good return on sales.
- Project Completion – Gaining new instructions and managing the completion of all projects in line with agreed quality plans to achieve targets within agreed timescales and cost constraints.
- Compliance – Ensuring that all operational activities are carried out in compliance with internal regulations and external legislation governing business operations.
- Relationships with Customers – Maintaining positive relationships with key customers through efficient delivery of projects with a view to optimising future opportunities within specific sectors.
The ideal individual will have experience working in the property sector to a high level. Personality is crucial to this position. You will be intelligent, hard working, self motivated and punchy. There is good progression within this role and you will be rewarded on your merits.
You will also be/have:
- Excellent time management and organisation skills
- Advanced PC Skills (i.e. Use of Word, Excel, Outlook, etc)
- Proven operations/support skills
- Excellent communication skills (verbal and written)
- Able to work on own initiative
- Proactive
