A mid – size Property Management business based in London, are currently looking for a Surveyor / Senior Surveyor level individual to join the team. The successful candidate will work across a mixed Central London portfolio of office and mixed – use assets and should have sufficient experience in the commercial property management sector.

The responsibilities include, but are not limited to:

• To manage and take ‘full ownership’ of a given number of properties.
• To attend team meetings.
• To carry out property inspections and take note of building defects, tenant alterations, occupiers and what is happening in the local area.
• To draft and present management reports to the client in face to face meetings.
• To report direct to the client.
• To attend meetings with tenants and consultants.
• Ensure service charge budgets and reconciliations are delivered in line with company guidelines.
• To work with facilities managers, building managers, client accountants, purchase ledger and treasury.

The ideal candidate should posses:

• MRICS.
• Strong communication skills.
• An acute attention to detail.
• Able to actively build and develop relationships internally and externally.
• An eagerness to find avenues for new clients and work and become involved in the process.

Residential Block Manager

£35,000 – £40,000

London – West end

Our client is a highly reputable residential property management specialist based in the west end who offer a bespoke customer focused property management approach as well as chartered building surveying services.

They have recently been successful in a number of pitches requiring them to search for a strong property manager to take on part of this new portfolio. The portfolio is located throughout central London and includes some of the most prestigious buildings in the area.

They are looking for someone who has extensive experience in the residential block property management industry. They need someone able to jump right into the task while delivering the exceptional levels of customer service. Those without previous experience in residential property management will not be considered.

Key requirements

• In-depth knowledge of the section 20 process and over seeing major and minor works projects
• Experience in calculating and setting the service charge budget
• Attending, taking minutes and chairing director meetings and AGM’s
• In-depth knowledge of the current Housing/Rent Acts legislation and health & safety.
• Carry out regular site inspections as well as overseeing on-site staff

The successful candidate will need:

• To conduct themselves in a professional and personable manner
• A strong customer focused approach
• Existing experience of property maintenance and repair
• To be highly organised with a keen eye for detail

Stride manages one of New Zealand’s largest diversified investment property portfolios with over $2 billion of commercial office, retail and industrial properties including the recently developed $175 million NorthWest Shopping Centre in Auckland.

The General Manager – Development role will be responsible for leading and further expanding the overall development management function and capability in line with strategic priorities to enable high quality retail, commercial, industrial and mixed use projects.

This will require front end development opportunity origination and feasibility assessment through to achieving investment approval from the board and overall responsibility for the delivery of the projects. It’s critical therefore that interested candidates have a proven track record in sourcing and converting large scale development investment opportunities in a lead capacity.

Further skills and attributes required for this role include the following;

• Relevant experience within the property/real estate industry, ideally a minimum of 10 + years in a senior development position• Proven management and delivery of project outcomes and leasing arrangements • Commercial management experience and approach • A qualification in property/business, or another relevant field i.e. Construction Management, Engineering, Architecture• Proven experience in negotiation and conflict management• Seismic/remediation experience would be an advantage• Proven ability to write high quality commercial and contractual letters and reports• A good working knowledge of Microsoft Word, Excel and Project

• Proven ability to manage staff effectively

Innerhalb der Betriebskostenabrechnung:

• Analyse der Betriebskostenentwicklung, Kontrolle der verbrauchsabhängigen Kosten und nachhaltige Kostenoptimierung, Plausibilitätsprüfung sowie Fehlerbearbeitung und Belegkontrollen
• Bearbeitung von Widersprüchen und Aufarbeitung von Altlasten
• Anpassungen der Betriebskostenvorauszahlungen
• Sach- und zeitbezogene Zuordnung sowie Kontierung der Betriebskosten
• Prüfung und gegebenenfalls Pflege der Umlageschlüssel
• Rechnungsprüfung, -buchung und Kontierung
• (Gewerbe-)Miet- und WEG-Buchhaltung

Innerhalb des Property Managements:

• Aktive Unterstützung des Property Managements im täglichen Geschäft
• Mieterkorrespondenz und kundengerechte Abwicklung von Anfragen
• Vorbereitung und eigenständige Erstellung von Mietverträgen sowie Nachträgen
• Beauftragung und Steuerung von externen Dienstleistern und Nachunternehmern
• Abwicklung von Versicherungsschäden
• Kontinuierliche objekt- und mieterbezogene Datenpflege und -aufbereitung
• Bearbeitung von Eingangsrechnungen, Rechnungsstellung und Forderungsmanagement
• Allgemeine Büro- und Verwaltungsarbeiten

Das Anforderungsprofil

• Erfolgreich abgeschlossene kaufmännische Ausbildung, gerne mit Immobilienbezug
• Fundierte Kenntnisse in der gewerblichen Nebenkostenabrechnung
• Mehrjährige Berufserfahrung im gewerblichen Bereich der Miet- und WEG-Buchhaltung wünschenswert
• Eine eigenverantwortliche,  gewissenhafte sowie dienstleistungsorientierte Arbeitsweise
• Spaß am Umgang mit Zahlen
• Hohes Qualitäts- und Ergebnisorientierung
